999 ping issue when playing with friends!

1000's of post for 999 ping issue :(..im running a server on my ip and when my friend joins from his pc we both are 999 ping to each other...please help :(...ive tried few tutorials none working :(...

Open the port by your firewall check if your antivirus is not blocking port's and open your port by 192.168.1...
Check all server files config's
Tell from where u get the files.

Check if your ports are open. Put the right IP in the MatchAgent.

Accept Invalid Ip ="1"

Try all of the above and let us know if you still got problems, it is most likely the port issue.
