Help with loading maps and connecting to server

My maps only load if i use my lan ip, it works fine but now i have a long friend from Diosa and i want him to connect to my server but if i use my lan ip, he cant connect and if i use my wan ip i cant load the server. im not behind a firewall or router. i also used the dns name that i got by doing the nslookup and nothing.

I repeat my server works fine only when i use the lan ip, but noone else cant connect.


can anyone that really have an active server help me with this problem, plz.
