Stat Requirement on item

Hi guys i need hel here, im planning to change stat requirements for each items wear, anybody know the formula?...

Sample:

Brave set i want the helm have STR= 300, AGI=700

if i write Str 300 and Agi 700 in item_eng.bmd then when i look ingame its not the value that i write to bmd :)

If you drop the item non exe at +0, you should see the same stats that you wrote in item.bmd. At a higher level, the required stats get higher. In this case, put the value much lower and see at +13 exe or +15 exe how much it is.
