I have spent great amount of time on reskinning and working on lorencia map using all versions of MWE.
So There is a specific area in the middle of the city that cannot be edited with att editor. Any changes to it will form a crash on the server side.

You won't be able to open current webzen client .map files, as people have mentioned before you need decrypted files, which you can find here on ragezone, look for myheart posts, he's the OG when it comes to decrypted bmd and season files.
These files do need quite a bit of extra work, one of the main issues I had was the broken offlevel/mu helper which was crashing the server. So you would need to look into that from the get go. Few bits in the itemtooltip and other bmd's. Other than that I think these are pretty solid files...
Replace both World1 and Object1 folders in the editor Data folder. I've just done it and it works!
Delete your old Registry entry folder rpgsky and editor will save the files without the need to use the keygen and other old nonsense.
Offlevel and off trade, similar like the 3D camera and multiple clients these days is a must. Many players look at it as an essential requisites for a Mu server.

Someone can add to my opinion here: you need to set the dynamic effects via Dynamic Effects config, servers usually have this in their files somewhere, I know my s9 files have this feature.
But I might be wrong.
