1. that's mean you should run your editor not in other folder beside your client folder. You should take your editor to client folder with game.exe, launcher and especially dll files.....so your editors will running smoothly

2. Check your txt and ini encryption, some times every episode need spesific editor. If you you use Ep6 season 2 so you have to use editor for Ep 6 season 2 also

when it says failure to read file, do the items still appear? or blank?

it says failure to read file if it's not ep6 item.isf but game.exe and server support ep4 or ep5 item.isf
